In this week’s House Money Weekly segment, Lauren and Alan get together with their special guest, Crystal Hammond from the Stacking Deeds Podcast where they discuss blog 128 which is an article written by Alan with the help of Lauren called “10 Ways You Suck as an Airbnb Guest.” If you want to invest in short-term rentals, understanding how you’re a bad guest will help you be a better host. The hosts cover 4 out of 10 ways and the first one is asking the host to explain the fees. Hosts are not trying to squeeze you of more money, they just want you to book and it will cover some costs. Lauren shares her experience recently where somebody asks to make the whole stay at $80 which is relatively small compared to the expenses Airbnb hosts go through. The second is to ask if your pet can stay even though it’s a pet-free place, which Lauren gets weekly. The next way you become a sucky Airbnb guest is if you are a blunt or spammy communicator. Although some messages are automated, you can email them like you are talking to them. And the last way you become a sucky guest is when you tell the host you’ll see them soon. This makes remote hosts feel guilty and wonder if they were unclear in the listing. Crystal points out that she needs to get better at leaving reviews after her stays.

Real Estate Is Easy Interview

Lauren interviews DJ Olojo, a real estate investor, an author, a podcast host, a realtor, and a licensed builder. He is also a person who’s on a mission to help a million homeowners successfully navigate foreclosure. DJ explains what a foreclosure is and why he is so passionate about it. One of the reasons is that he noticed that people spend too much time telling people how to get a house and not enough time telling them how to keep a house. Lauren asks if the foreclosure process is different for primary homes versus investment properties and DJ thinks it depends on the situation. Lauren asked DJ how to prevent foreclosure, and he gave 2 big ways to prevent foreclosure: to pay your bills and communicate. DJ assures us that it’s not the end of your financial life if you go through a foreclosure, but it will impact your credit score. No one plans for this! Since foreclosures are on the rise, Lauren asks DJ what he thinks will happen to foreclosure in the real estate market. He hopes people will be more educated as the economy weakens. On the investing side of things, DJ shares two ways to buy a foreclosure house. You can buy one at the courthouse. If it isn’t purchased there, then they’ll go to the MLS as real estate owned (REO). Another way is to buy the note from the bank. He also answers if it is a good investor move to buy a foreclosure house. He has bought some, but he doesn’t think these should be your only strategy. DJ makes real estate easy by having realistic expectations. We’re not in a microwave world where everything is done in a jiffy!
